Need cash but love your rate? Don't touch your mortgage without comparing.
Say you have a 3% first mortgage and need $50,000 for a kitchen remodel. A cash-out refinance solves the cash need, but it also re-prices your entire balance at today's rate, and that can be a bad trade, one you may never be able to take back.

You see the real difference before you move. Not every lender has both options under one roof, so it's a comparison worth asking for.
