Why this beats guessing
A lower rate isn't automatically a better deal.
Here's the part most people miss: dropping your rate costs money up front. There are closing costs to refinance, and a small rate drop can take years to earn those back. The old 1% rule of thumb is stale with today's higher balances, and the real answer depends more on what you owe than people expect.
So the real question isn't "are rates lower?" It's "are they low enough that you actually come out ahead?" That's the math I run on your loan every month. You don't have to. When the numbers clear that bar, I'll tell you. Until then, there's nothing for you to do.
